Six homes. One rare place.
A private, gated enclave on Hawaiʻi’s Kohala coast — custom homes set on lots over half an acre, most with unmatched ocean views.
Get in touchA rare stretch of the Kohala coast
Kainani will only ever be six homes — a deliberately small, gated enclave set off the road, with views straight to the water and room to breathe between neighbors. Two are already built; the rest are taking shape. Places like this are rare on this coast.
Welcome to Kainani
Tucked into Waikoloa Village, Kainani Place is a small gated subdivision of custom homes set against the open landscape of the Kohala coast. Six lots, each over half an acre — nearly double the size of most Waikoloa homesites — with most enjoying ocean views. Rather than a development built all at once, Kainani has grown home by home, each one designed for its lot, its outlook, and the people who’ll live there.
This is a place to follow as it comes together: the homes already finished, the ones in design, and the plans still ahead.
Community
One place, a few homes, a shared landscape.
Kainani Place, Waikoloa
Kainani is a small, gated subdivision along Kainani Place in Waikoloa Village — a quiet pocket of the Big Island within easy reach of the Kohala coast, its beaches, and the resorts of the Waikoloa area.
The neighborhood is made up of six individual custom lots off Haia Street — each over half an acre, nearly double the size of most Waikoloa homesites, and most with ocean views. Every home has its own outlook and room to breathe, connected by a shared sense of place rather than a single cookie-cutter plan. Common easements and a set of community covenants help keep the setting consistent and well cared for as it grows.

Gallery
Inside the homes — and the views that come with them.
The Kainani homes are finished to a high standard — warm wood, quartz, matte-black fixtures, walls of glass that open to the Kohala coast. With most lots enjoying ocean views, the indoors and the outlook are designed to work together.
Vision
Where Kainani is headed.
Built to last, grown with care
Kainani isn’t about filling lots as fast as possible. The aim is a small, cohesive community where each home is built to a high standard and suited to its setting — and where the neighborhood as a whole holds together over time.
As the remaining lots move from plans to homes, this page will follow the progress: design milestones, construction, and the shape of the community as it fills in.
